Your Custom Home Journey

Phase I

Home Selection & Plan Development

1. FIND YOUR PERFECT LOCATION
  • Advise you on square footage, site considerations and any necessary development information
  • Introduce you to our preferred financing partners 
  • Review timeline and the custom home build process with you 
  • Review the design agreement 
  • Sign lot hold agreement if applicable 
  • Determine your financing and get pre-approval through our preferred lender

Phase II

Planning with Architecture

2. INITIAL PLANNING MEETING
  • Review ideas, inspiration photos and specific details
  • Review lot specifics 
  • Document scope of project by level (lower, main, upper, exterior)
  • Concept sketching 
  • Set expectations for budgeting and timeline
3. DEVELOP AND DESIGN YOUR HOME
  • Talk through each level of your home and your goals
  • Initial Front Elevation sketches
  • Interior & exterior details
  • Final plan review
  • Pricing presentation

Phase III

Construction Agreement

4. REVIEW AND SIGN CONSTRUCTION AGREEMENT
  • Review the contract with you
  • Sign construction agreement contract

 

Phase IV

Selections

5. DEFINE THE LOOK AND FEEL OF YOUR NEW HOME
  • Design selection meetings, including communication via phone and email
  • Guide you through design selection decisions in the Gonyea Design Studio 
  • Learn our cloud-based software program where design selections are tracked and approved
  • Meet and complete selections with our trade partners
  • Final review and sign-off on your home plans
6. PRE-CONSTRUCTION MEETING
  • Project Manager will review and walk through your survey on site and discuss what you can expect during the build process
  • Come prepared with questions about the build process

7. SEE YOUR VISION OF HOME COME TO LIFE

Your Gonyea Custom Home Build Schedule: There are many steps to completing your dream home, often happening simultaneously. Reality presents challenges, such as weather, scheduling changes and labor availability. Rest assured, we will adapt to make sure your home is built correctly and completed in a timely manner.

 

Phase VI

Nearing Completion of Your Home

8. FINAL WALK-THROUGH
  • Final walk-through with your Project Manager.
  • Review final punch list and discuss any items that still need to be completed
  • Review home operation and home maintenance 
  • Get hands-on demonstrations of the features of your new home
  • Review warranties and how to process a warranty claim in the Buildertrend software
9. CLOSING

Welcome Home

Once your home is complete, the Gonyea Custom Homes team continues to provide the highest level of customer service through our Warranty Service Division. True to our commitment to quality, we’ll be checking-in 6 months after you move in and on the 1-year anniversary of the closing of your new Gonyea Custom home.
